What we actually built

Not five tools stitched together. One system that keeps getting smarter.

Everything connects — the underwriting to the buyer to the lender to the closing — so the system doesn't just take the drudgery away. It connects the dots we used to connect by hand, and it gets better at it with every deal that runs through it. Decisions that took a week of assembling now take an afternoon of judgment.

01 · Automated underwriting

Raw financials in. Finished underwriting out.

Drop in the P&Ls and STR data. Under ten minutes later you have a complete underwriting — built to our standards, trained on our own closed deals, and signed off by a senior analyst and broker.

Analyst-days → < 10 min
02 · Self-writing records

The record fills itself in.

Offers, term sheets, signed CAs, contact details — ingested and filed without anyone typing them. A person approves; the system writes.

18,312 contacts · nobody typed them in
03 · Debt on the same file

The lender sees the same file we do.

An offer is only as good as the debt behind it. Our debt desk runs on the same pipeline as the sale, so the lender, loan type and terms sit on the deal from the first conversation — not three weeks into due diligence.

Same underwriting, both sides of the trade
04 · Ask AI

Ask a question. Get a call list.

No filters to configure, no reports to build. It reads across every contact, deal, and email — and answers.

"Which buyers have historically shown interest in this market and product type but haven't been engaged on this deal?"
Four capabilities · one system underneath
Pursuit to close

One system across the whole deal. Nothing lives in a silo.

Always current

The record updates from the work you're already doing.

Auditable end to end

Every step is traceable — the figure pulled, the adjustment made, the projection that followed — so when the system gets something wrong we drill to the step that caused it and fix it the same day.

This isn't a demo. We close more than one CRE deal a week.

Live software, in daily production, running a brokerage team from first pursuit to final closing.

Each stage adds density to the same record
Inside the system · four stages
01 · List

Get to a real number the same day.

The owner gets a real number in minutes instead of a promise in a week — Financial Analysis and BOV built to our standards, trained on our own closed deals, reviewed by a senior analyst and broker. The asset arrives on market already underwritten and stays that way as the data changes.

02 · Market

Know who to call before you call.

Buyers are matched by market and product-type history, scored on capital and quality, ranked by last contact. Inbound email, calls and signed CAs land on the right record on their own, so the list is current the morning you work it.

03 · Finance

Take the same underwriting to the lender.

Debt and Structured Finance is a full pipeline in the same system — mandate, representation, escrow, funded loan — with fee and probability on every row. Lender appetite is organized by bank, not by banker, so when a banker moves the coverage stays.

04 · Close

Never miss an escrow deadline.

Effective date, due diligence expiration, earnest money, title, closing — upcoming surfaced, overdue flagged, open tasks counted per deal. Sale escrows and loan escrows in one view.

1,552
Recorded transactions

Every underwriting stands on every closing before it.

The comps aren't licensed from a data vendor — they're our own transactions. That's what makes the valuations defensible and the buyer matching specific rather than generic.

The bigger idea

Faster transactions make a more liquid market.

A deal doesn't lose time in one place. It loses a week waiting on an underwriting, days finding buyers who were always going to be interested, weeks while financing restarts with a lender who has never seen the asset, more at every escrow handoff that depends on someone remembering what's due Thursday. None of that is the decision to sell. It's the dead time around it.

Compress the analysis, the matching, the debt and the closing work together and our clients' assets trade closer to the speed of the decision to sell. The same team carries more escrows at once, because none of it depends on remembering.

Velocity isn't one saved week. It's the waiting removed at every handoff.
A day in the system

Done before coffee.

06:14Inbound email parsed → contact + activity queued for approval
07:02STR data uploaded → underwriting complete, FA regenerated (v3)
08:20Buyer matched on market + product type → flagged, never engaged
09:45Escrow milestone due in 3 days → surfaced on calendar
10:30"Which owners are in-market and haven't been contacted?" → answered
11:15Term sheet received → loan escrow updated, lender coverage refreshed

The team shows up to decisions, not data entry.

Manifesto · Rev 1.0
why-not-a-crm.txtUTF-8
$ cat why-not-a-crm.txt

The business lived in a CRM, in inboxes, in spreadsheets on someone's desktop, and in the memory of whoever had been here longest.

The CRM held the names. Everything that decided a deal — the underwriting, the BOV, the buyer list, the debt, the closing dates — happened somewhere else.

So we stopped assembling tools and built the thing underneath them. One system that underwrites, files, matches, and answers.

The knowledge outlasts the people who gathered it. Buyer history, lender appetite, every closing we've ever priced — it stays.

People do the work only people can do. The system does the rest.
